What is a Pre-Offer Consultation?
We will perform a visual walk-through of the home/building and provide you with oral comments summarizing our observations. A PRE-CONSULTATION IS NOT A HOME INSPECTION OR A COMMERCIAL PROPERTY INSPECTION. We will NOT follow InterNACHI’s Standards of Practice or any state laws pertaining to home inspections. Our comments will be nothing more than a subjective summary of our initial observations during the walk-through. You may hire us to perform a home inspection or commercial property inspection by signing a separate agreement with us.
This pre-offer real estate Review, Evaluation, and Consultation are offered to help the home buyer in deciding whether they should make an offer on the property.
Some situations when a buyer may consider a Pre-Offer Consultation:
As-Is Sale
A seller who lists a home as-is intends to complete the sale without making repairs or improvements or reducing the price because of the home's condition. A pre-offer inspection saves you the time and hassle of negotiating an offer on a home you'll wind up not purchasing because it's in poor repair.
Competitive Market
The stronger your offer, the better able you are to compete against other buyers. You can gain an advantage by being able to submit an offer that's not contingent on acceptable inspection results. A pre-offer inspection gives you the information you need before you make the offer, so you won't take the next step unless the home is worth buying as is.
Justify Your Offer Price
You can use the pre-offer inspection to justify a seemingly low officer price.
