When you have a home inspection with Gumshoe Property Inspections, it will be performed by a certified professional home inspector using the latest tools and technology.

 

The home inspection will provide you with vital information to help you make an informed decision about your potential purchase or current home or investment property. 

 

A home inspection is a objective, non-invasive, visual inspection of the accessible areas of the property. I will inspect the exterior, structure, roof, garage, attic, basement/crawlspace, plumbing, electric, heating, A/C and interior rooms of the home.

 

The inspection is designed to identify defects within specific systems and components defined by the Standards of Practice that are both observed and deemed material by the inspector. Now, it is important to understand that no home whether new or old, is perfect. All homes have some issues, but most can be easily fixed. 

The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.

 

Will a Home Inspection Find All Issues?

It is important to understand that a home inspection will not reveal every issue that exists or ever could exist, but only those defects observed on the date of the inspection.

What is a Material Defect?

A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people.  The fact that a system or component is near, at, or beyond the end of its normal, useful life is not, in itself, a material defect.
